Attic AC units make water every time they run, and in a Katy summer, they make a lot of it. When the system that carries that water away fails, it doesn’t leak onto the attic floor where you’d notice. It drips straight into the ceiling below, sometimes for days before a stain ever shows up in the room underneath.
How an attic AC unit makes water in the first place
Warm, humid air passes over a cold evaporator coil inside the air handler. The moisture in that air condenses on the coil, the way water beads on a cold glass of tea. On a hot, sticky Katy afternoon, that adds up to gallons of water a day, all of it needing somewhere to go.
The drain system: primary line, pan, and float switch
That water is supposed to collect in a drain pan under the coil. From there it flows out through a condensate line, usually to the outside of the house or into a household drain. A float switch sits in the pan as a backup: if water rises too high, it’s built to shut the AC off before an overflow happens. Three parts, one job, and any one of them can fail on its own.
- The primary drain line clogs with algae, dust, or debris, backing water up into the pan.
- The pan itself rusts through or cracks, especially in older units, and starts leaking straight past the drain system.
- The float switch sticks or fails, so the system keeps running and making water even after the pan is already full.
The safety point worth repeating
If you see a ceiling that’s sagging or bulging, don’t stand under it and don’t poke it to “let it drain.” Wet drywall can hold a surprising amount of pooled water, and a sagging section can give way all at once. Leave that room until someone can drain it in a controlled way, and stay clear in the meantime.
What happens between the pan and the stain
Overflow water doesn’t fall straight down and announce itself. It runs along the top of the ceiling drywall, following framing and insulation, before it finds a low point and starts showing through as a brown ring. By the time you see that stain, water has usually soaked insulation and drywall from above for a while. The wet area is wider than the stain suggests.
Maintenance that actually helps
Flush the condensate line now and then, and have an HVAC technician check the pan and float switch at routine service visits. That catches most of these failures before they become ceiling damage. It’s a small, boring task that’s a lot cheaper than what happens when it gets skipped for a couple of summers in a row.
HVAC’s job, restoration’s job
An HVAC technician is who fixes the actual cause, whether that’s a clogged line, a rusted pan, or a dead float switch. Once that’s handled, the wet ceiling, soaked insulation, and drywall repair are a separate job, usually a separate company. Get both pieces moving. Fixing just one leaves the problem open.
